Villa renovation on the Costa Blanca
Many villas on the coast were built during the boom of the 1970s to the 2000s and have not been touched since. Typical problems include flat roofs that leak after heavy rain, terraces with failed waterproofing, corroded window frames, damp in lower floors, small dark kitchens and old electrics that cannot handle air conditioning in every room.
What we do on houses and villas
We renovate the whole property or just the parts you need:
- Interiors. New layout, kitchen, bathrooms, flooring, doors, wardrobes and painting.
- Installations. Rewiring, new plumbing, air conditioning, aerothermal heating and hot water.
- Roofs and terraces. Waterproofing, tiling and drainage.
- Facades. Repairs, render and painting, including treatment of salt and damp damage near the sea.
- Windows and doors. PVC or aluminium windows with better insulation, sliding doors to the terrace.
- Outdoor areas. Paving, walls, covered terraces and pool renovation.
- Paperwork. Licences, technical projects when required, energy certificate and cédula de habitabilidad.

How we manage a villa renovation
- Technical visit. We inspect the roof, structure, facade, damp and installations, not only the rooms you want to change.
- Fixed quote. A closed quote, itemised by work package, so you can prioritise if needed.
- Project and licence. If the works need a technical project and licencia de obra mayor, we coordinate it; otherwise we file the declaración responsable or licencia de obra menor.
- Works in phases. Roof and exterior first so the interior is protected, then installations, then finishes.
- Updates. Regular photo and video reports, especially if you are not in Spain.
- Handover. Walk-through, snag list, documented final review and documents.
Built for the Costa Blanca climate
- Waterproof first. The autumn storms (DANA) can drop a lot of rain in a few hours. A sound roof and terrace protects everything you spend inside.
- Keep it cool. Better windows, insulation and efficient air conditioning make summers comfortable and reduce running costs.
- Aerothermal heating. An aerothermal heat pump can provide heating, cooling and hot water efficiently in this climate.
- Salt and sun. Near the sea, we choose finishes and metalwork that resist corrosion and UV.
Common problems we look for in older villas
Before quoting, we check the issues that most often turn up once work begins on an older house: cracked or blocked roof drainage, rusting reinforcement in balcony edges, rising damp in ground-floor rooms, electrical installations without proper earthing, and old septic or drainage connections. Finding them at the visit means they are priced in the quote rather than discovered halfway through.
High-end and bespoke renovations
If you are planning a high-end renovation, we work to your design or with your architect: large-format porcelain, made-to-measure carpentry, open-plan living connected to the terrace, integrated lighting and premium kitchens. The upper part of our price range reflects this level of finish. We give you a fixed, itemised quote so the specification and the budget match.
Buying, owning or letting a villa from abroad
If you are buying a resale villa, a visit before you commit tells you whether the roof, installations and damp need serious work. If you let your villa, we plan the works around the rental season. If you live abroad, your project manager is your single point of contact and keeps you informed with photos and video throughout.
In urbanisations with a community of owners, we check the rules on exterior changes before we design anything.

Frequently asked questions
Do I need a licence to renovate a villa?
Yes. Interior works are generally processed by declaración responsable or licencia de obra menor, while extensions, structural changes or new openings need a technical project and a licencia de obra mayor. We prepare and submit the paperwork.
Can you manage the renovation if I live abroad?
Yes. One project manager runs the site, sends you photo and video updates at each stage and calls you when a decision is needed. Access is arranged with your key holder or agent.
What about my urbanisation community?
Many urbanisations have a community of owners with rules on exterior changes such as facade colours, fences or enclosing a terrace. We check these rules before designing the works so your project fits them.
