Commercial renovation in Alicante

For many expat entrepreneurs, the hardest part of opening a business in Spain is not the building work but understanding what the town hall needs and in what order. We explain it in English, prepare the works paperwork, and coordinate with the technician who handles your activity licence.

What we do

  • Shops and showrooms. Shopfronts, lighting, flooring, changing rooms, storage.
  • Offices and clinics. Partitions, acoustic ceilings, data and electrical installations, accessible toilets.
  • Bars, cafés and restaurants. Kitchen installations, extraction, toilets, bar counters, flooring and finishes.
  • Holiday-rental and tourist businesses. Reception areas, common areas and multi-unit refurbishments between seasons.
  • Change of use preparation. Assessment of what a unit needs before you sign the lease.

What is included

A typical fit-out includes demolition and strip-out, plasterboard partitions and false ceilings, electrical installation and lighting, plumbing and drainage, air conditioning, flooring, toilets that meet accessibility rules where required, carpentry, painting and final clean. For hospitality, we add kitchen installations, extraction and grease-trap connections coordinated with your technical project.

Our process

  1. Visit. We look at the unit, its installations, access and the building's rules.
  2. Fixed quote. A closed, itemised quote based on your layout or your architect's project.
  3. Licences. We file the works paperwork (declaración responsable, licencia de obra menor or obra mayor) and coordinate with your technician for the activity licence.
  4. Works. Phased to hit your opening date, with regular photo and video reports.
  5. Handover. Final inspection, snag list and documented final review, plus the documentation your technician needs.

Before you sign a lease

A commercial unit that looks cheap can become expensive if it lacks drainage, extraction routes or enough electrical power. If timing allows, we can visit before you sign and tell you what the fit-out is likely to involve, so you can negotiate the rent or a rent- period with real figures.

Planning the works around your business

A commercial fit-out is judged on one date: the day you open. The schedule is therefore built backwards from that date, not forwards from the day we start.

  • Long-lead items first. Shopfronts, aluminium joinery, extraction equipment and made-to-measure furniture are ordered as soon as the quote is approved, so they arrive when the site is ready for them.
  • Licences in parallel. The works paperwork goes in while we finalise the details, and we keep your technician informed so the activity licence is not held up by missing documents from our side.
  • Phased works for existing businesses. If you are refurbishing a unit that is already trading, we can split the job into zones or plan noisy work for agreed hours, as far as the building and the town hall allow.
  • Shared buildings. Many commercial units sit on the ground floor of residential blocks. We check the community of owners' rules on working hours, deliveries and the facade before we start, and we protect common areas.

Materials that stand up to commercial use

Finishes in a shop, bar or clinic take far more wear than in a home. We recommend porcelain floors rated for commercial traffic, washable paints, moisture-resistant boards in toilets and kitchens, and lighting that is easy and cheap to maintain. Near the seafront, metalwork and shopfront frames need corrosion-resistant finishes to cope with salt air. Your quote specifies each material so you can compare options on cost and durability.

Frequently asked questions

What licence do I need to open a business in Alicante?

Works on commercial premises are processed by declaración responsable or licencia de obra menor, or with a project and licencia de obra mayor for larger changes. Opening a business usually also needs an activity licence or declaration. We handle the works side and coordinate with your technician for the activity.

Can you work at night or while my business stays open?

Where the building rules and the town hall allow it, we can plan noisy works for set hours and phase the job to keep part of the premises open. We agree this in the plan before we start.

I do not speak Spanish. Can you deal with the town hall for me?

Yes. You can deal with us in English and we prepare and submit the works paperwork to the Ayuntamiento, explaining each step to you.
