Full flat renovation in Alicante, managed for you
A lot of the housing stock in Alicante dates from the 1960s to the 1980s. Flats in the Centro, Benalúa, San Blas, Carolinas or Garbinet often still have original wiring without enough circuits, galvanised pipes, single-glazed windows and a layout with a long corridor and small closed rooms. Coastal apartments in Playa de San Juan, Albufereta or El Campello have their own issues: damp, salt air that corrodes metal, and aluminium windows that no longer close properly.
What a full renovation includes
Every project is different, but a full renovation normally covers:
- Strip-out of floors, tiles, kitchen, bathrooms and internal doors.
- New layout with plasterboard or brick partitions if you want to open up the space.
- New electrical installation with an up-to-date consumer unit and enough circuits for air conditioning and appliances.
- New plumbing and waste pipes throughout.
- New kitchen and bathrooms.
- Flooring: porcelain, laminate or engineered wood.
- Internal doors, wardrobes and carpentry.
- PVC or aluminium windows with better insulation.
- Air conditioning and, where it makes sense, aerothermal heating and hot water.
- Smooth plastered walls, ceilings, false ceilings and painting.
- Paperwork: licence, and if needed the energy certificate.

Buying a resale property to renovate
Many people buy a resale apartment on the Costa Blanca with the intention of renovating it. The asking price is only half the story; the other half is what it will cost to rewire, replumb, fix damp and update the kitchen and bathrooms. If the timing allows, we can visit before you commit and give you an orientative budget, so you can negotiate with real numbers.
Renovating from abroad
You do not need to live in Spain during the works. You approve the quote and finishes remotely, your key holder or agent gives us access, and your project manager sends photo and video updates at each stage. We tell you in advance when a decision is needed so the works do not stop.
Paperwork, IVA and the community
- Licences. Declaración responsable or licencia de obra menor for interior works; project and licencia de obra mayor for structural changes. We prepare and submit it.
- NIE. The owner's NIE is normally needed for the licence and the invoice.
- Comunidad de propietarios. We contact the administrator, respect working hours and protect common areas and the lift.

Frequently asked questions
Do I need a licence for a full renovation?
Yes. Interior renovations without structural changes are usually processed with a declaración responsable or licencia de obra menor at the town hall. If walls are load-bearing or the layout changes structurally, you need a project and a licencia de obra mayor. We handle it.
I am buying a resale apartment. Can you give me an idea of costs before I sign?
Yes, if the timing allows a visit. We look at the electrics, plumbing, damp, windows and layout and give you an orientative budget, so you know what the renovation will really cost before committing.
Can I stay in the flat during the renovation?
For a full renovation, no. Water and power are cut for long periods and there is a lot of dust. Owners who live abroad usually plan the works while they are away, with photo and video updates throughout.
What does the community of owners need to approve?
Interior works inside your flat generally only need to be notified, but anything affecting shared elements, such as the facade, structure, risers or terrace enclosures, needs the community's agreement. We check the building's rules on working hours and lift use with the administrator before we start.
