What makes the price go up or down
- Condition. Flats from the 1960s to the 1980s often need complete rewiring and new pipes. Coastal properties may need damp and salt treatment.
- Layout changes. Moving the kitchen or bathroom means new drainage routes; removing load-bearing walls needs a project and a larger licence.
- Finishes. Tiles, worktops, windows and sanitaryware can double the cost of a room.
- Access. Upper floors without a lift, narrow streets in the old town or restricted working hours in a community add time.
- Exterior works. Roofs, terraces and facades on villas are a significant part of the budget.
IVA on renovations in Spain
All our prices exclude IVA (Spanish VAT). Two rates are relevant:
- 10% for renovating a private home that is more than two years old, provided the materials we supply are below 40% of the taxable base.
- 21% for everything else, including commercial premises.
Your quote shows the rate that applies. Ask us whether your works might qualify for any current grants or tax deductions, and we will point you in the right direction.
Licences and other costs to budget
Most interior works are processed by declaración responsable or licencia de obra menor at the Ayuntamiento; larger works need a technical project and a licencia de obra mayor. We prepare and submit the paperwork. Municipal fees and taxes vary by town and project, so we tell you what to allow for once we know the scope. If you are selling or letting, budget for the energy certificate and, where needed, the cédula de habitabilidad.
